  1. Walkthrough

    Walk the property and write the scope

    We walk units, common areas, or elevations with you, document damage and substrate condition, and put inclusions and exclusions in writing.

  2. Plan

    Access and protection

    Vacant units, occupied units, and common areas each get a different protection and access plan. We confirm keys, hours, and resident notice needs with you.

  3. Repair

    Repairs before finish coat

    Drywall damage, holes, water stains, wood rot, and failed caulk are repaired and primed before any finish coat goes on.

  4. Coat

    Interior or exterior coating

    Units and common areas are coated to the agreed scope, with sheens chosen for the wear each surface actually takes.

  5. Close-out

    Punch list and handoff

    You walk the property with us, we work the punch list, and the scope record goes back to you for your files.

Questions before we start

Do you handle renter damage before painting?+

Yes. Holes, gouges, failed patches, water stains, and damaged trim are repaired and primed first. Painting over that damage often leads to avoidable callbacks.

Can you paint occupied properties?+

Yes. Occupied work is phased area by area with protection on shared walkways and entries. The phase plan and any resident notices are agreed with you before work starts.

Do you cover both interiors and exteriors?+

Yes. Unit interiors, common areas, and building exteriors can all sit in one written scope, or be split into separate scopes if you prefer to stage the work.

How is scheduling confirmed?+

After the walkthrough. We look at unit availability, access, and the actual condition of the surfaces, then confirm dates with you. We do not commit to a date before seeing the property.
