Walk the roof, photograph seams, penetrations, and ponding areas. Recommend acrylic, elastomeric, or silicone based on findings.
Clean & prep
Pressure wash. Rust treatment on metal. Loose material scraped and reset.
Seam & penetration treatment
Reinforcing fabric embedded over seams, flashings, and around all penetrations. Sealed with base coat.
Base coat
Reflective base coat applied per the confirmed system.
Top coat
Cross-hatched top coat per the confirmed system.
Inspection
Owner walk and punch list.

Can a roof coating help with heat gain?+
A cool-roof-rated system is designed to reflect more sunlight. The effect depends on your roof, insulation, and exposure.
Can you coat a tile roof?+
Yes, reflective acrylic systems for tile are common on Hawaii Kai and North Shore homes. We seal seams and refresh the color at the same time.
Will a coating stop an active leak?+
Coatings are designed for surface sealing, not active or storm-damage leaks. Those need to be repaired first, we flag them in the inspection and quote the repair separately if needed.
