Assessment
Sound the concrete for hollow areas, map spalling locations, quote the repair scope.
Remove failing concrete
Chip out loose and hollow concrete to expose sound material and rebar.
Treat rebar
Wire-brush rust off rebar and apply corrosion-inhibiting primer. Replace rebar sections where corrosion is severe.
Rebuild concrete
Bonding agent + polymer-modified patch material built up in lifts. Screed and float to profile.
Cure and prep
Cure to spec. Grind or profile the surface for coating adhesion.
Seal & coat
Apply marine-grade coating system to the entire surface, not just the repair, so it looks and performs uniformly.

Common questions.
Can I just patch the concrete without treating the rebar?+
Not for long. The rebar keeps expanding, and the new patch tends to fail. Treating the rebar is what gives the repair a durable base.
How do I know if my lanai has spalling?+
Look for rust-colored streaks, hollow-sounding spots, or flaking around edges and where columns meet the deck. On coastal Kaneohe, Kailua, and Hawaii Kai homes, it's extremely common.
Do I need to replace the whole lanai?+
Almost never. Even severe-looking spalling is usually surface-level and repairable. We'll walk it with you before recommending anything major.
