Stucco · Masonry · Concrete · Wood · Metal
A commercial exterior is rarely one surface. Stucco, masonry, concrete, wood, and metal each need their own prep and their own coating decision.
We assess each surface on site, then confirm the system, the repair scope, and the schedule with you.
In every commercial exterior painting project
Every elevation assessed by substrate, not by square footage alone
Sun, salt, rain, existing coating, and access all factored into the plan
Washing, scraping, and caulking with scoped stucco, spall, wood, and metal repairs
Acrylic, elastomeric, or protective coating options selected after the walkthrough
Access windows, phasing, signage, protection, and staging agreed in advance
Final walk and punch list before demobilization

Process
Walkthrough
We identify each substrate, test coating adhesion where needed, and note failure patterns such as chalking, spalling, rust bleed, and stucco cracking.
Plan
Access windows, staging, lifts or swing stage needs, signage, and protection of entries, parking, and equipment are planned with your operations in mind.
Prepare
Detergent wash, scraping to sound material, de-glossing, and full caulking of joints and penetrations.
Repair
Stucco patching, concrete spall and rebar treatment, wood replacement, and metal rust remediation are completed and cured before coating.
Coat
Primers matched to each substrate, then finish coats applied to the manufacturer's specification for the chosen system.
Final walk
We walk the property with you, address the punch list, and clear the site.
System options
Sound stucco and masonry in moderate exposure with an intact existing coating.
Stucco and concrete with fine cracking or heavier wind-driven rain exposure.
Metal, coastal exposure, and surfaces taking abrasion or salt spray.
Commercial Exterior Painting FAQ
Stucco and masonry, concrete, wood, and metal, plus the condition of the existing coating on each. Elevations facing heavy sun, salt, or wind-driven rain usually need a different answer than sheltered ones.
We plan access windows and phase the site so entries, parking, and working areas stay usable. Available hours and phase order are agreed with you during planning and depend on what the property allows.
Yes. Stucco patching, concrete spall and rebar treatment, wood replacement, and metal rust remediation are completed and cured before any finish coat.
After the walkthrough. Substrate, exposure, existing coating, and the condition we find determine whether an acrylic, elastomeric, or protective system is the right call.
“I told Kyle right up front that I'm very picky and detail-oriented. He said those are exactly the clients he loves. Meticulous prep, cleaned up daily, and walked the whole job with us. Highly recommend.”
