Process

Prep to final coat

  1. Walkthrough

    Assess every elevation

    We identify each substrate, test coating adhesion where needed, and note failure patterns such as chalking, spalling, rust bleed, and stucco cracking.

  2. Plan

    Access, phasing, and protection

    Access windows, staging, lifts or swing stage needs, signage, and protection of entries, parking, and equipment are planned with your operations in mind.

  3. Prepare

    Wash, scrape, caulk

    Detergent wash, scraping to sound material, de-glossing, and full caulking of joints and penetrations.

  4. Repair

    Substrate repairs

    Stucco patching, concrete spall and rebar treatment, wood replacement, and metal rust remediation are completed and cured before coating.

  5. Coat

    Apply the selected system

    Primers matched to each substrate, then finish coats applied to the manufacturer's specification for the chosen system.

  6. Final walk

    Walk and punch list

    We walk the property with you, address the punch list, and clear the site.

Questions before we start

What surfaces do you assess on a commercial exterior?+

Stucco and masonry, concrete, wood, and metal, plus the condition of the existing coating on each. Elevations facing heavy sun, salt, or wind-driven rain usually need a different answer than sheltered ones.

How do you phase work around operations?+

We plan access windows and phase the site so entries, parking, and working areas stay usable. Available hours and phase order are agreed with you during planning and depend on what the property allows.

Are repairs done before paint?+

Yes. Stucco patching, concrete spall and rebar treatment, wood replacement, and metal rust remediation are completed and cured before any finish coat.

How is the coating selected?+

After the walkthrough. Substrate, exposure, existing coating, and the condition we find determine whether an acrylic, elastomeric, or protective system is the right call.
