Rot survey

Probe every suspect area (trim, fascia, corners, window sills, deck posts, plantation siding). Map the extent.

Cut & remove

+

Cut back to sound wood. Remove and dispose of rotted material.

Rebuild

+

Install treated or marine-grade lumber. Fasten and glue as required. Seal all cuts.

Prime the rebuild

+

Prime end grain twice. Prime field surfaces per system spec.

Caulk & seal

+

Full elastomeric caulking of every seam. Address the cause, usually a caulk or flashing failure, to prevent recurrence.

Paint

+

Two-coat finish blended into the surrounding elevation.

Common questions.

Can't you just use epoxy filler?+

Only for very small, non-structural rot. Filler over major rot is cosmetic, the wood behind it keeps rotting. For larger damaged areas, removing and rebuilding the affected section is the more durable approach.

How much of my plantation cottage will need replacement?+

Usually far less than it looks. Most plantation rot is at trim, fascia, and corner joints, the structural framing is often fine. We'll walk it before quoting anything major.

Will you match my old plantation trim profile?+

Yes. We source or mill matching profiles for repair, plantation-cottage character stays intact.
