If you own a home in Kaneohe, Kailua, Hawaii Kai, or anywhere within a mile of the ocean, you have probably seen rust-colored streaks on a concrete column, or flakes peeling off the underside of a lanai. That is spalling, and it is one of the most misunderstood conditions in Hawaii residential construction.
The problem is not really the concrete. It is usually the steel inside it. And cosmetic 'repairs' often just delay the next failure rather than fix the cause.

How spalling develops
Concrete lanais, balconies, and columns are reinforced with steel rebar. Inland, that rebar is protected by the alkalinity of the concrete and stays inert. In coastal Hawaii, chloride ions from salt aerosol can eventually reach the rebar and start corrosion.
As steel corrodes it expands, which puts pressure on the surrounding concrete from the inside. Over time the surface cracks and pops off. Once the rebar is exposed to air and rain, the process typically accelerates.

Why it matters beyond looks
Spalling is not just cosmetic. Left alone, it can weaken columns and cantilevered lanais over time. Early spalls are easier to address than advanced ones.
How to spot spalling early
- Rust-colored vertical streaks on columns or under lanais
- Hairline cracks in a straight line (often tracing a rebar)
- Hollow-sounding concrete when tapped with a hammer handle
- Small popouts or flakes at column bases and lanai edges
- Bulging or blistering paint on a coated concrete surface

Why cosmetic patches often fail
A common shortcut is to chip out the loose concrete, trowel new material on top, sand, and paint. It can look great for a short time. The problem is that the rebar was never treated, so the underlying condition keeps working and the patch tends to pop off later, sometimes taking more concrete with it.
Spot-painting the streaks with a rust-blocker is similar: it covers the symptom without addressing the cause.
What a real spall repair involves
- 1Sound the surface. Tap with a hammer to find hollow spots, spalling is often larger under the surface than it looks.
- 2Chip out to solid, well-adhered concrete on all sides of the repair.
- 3Fully expose the rebar. This is the step that often gets skipped.
- 4Treat the rebar with a corrosion-inhibiting primer after removing loose rust.
- 5Splice in new rebar where corrosion is severe.
- 6Rebuild with a polymer-modified patch material over a bonding agent.
- 7Cure per the product spec, rushing this step tends to cause cracks.
- 8Coat the surface with a marine-grade or waterproof coating to help slow future chloride intrusion.
